We combine short-term rental management, pricing, distribution through Airbnb and Booking.com, direct bookings, guest communication and the daily operation of the property.

01Analysis

We start with your location, the type of property and how it is used today. Demand, seasonality and the competing supply around you decide what is realistically achievable, and that assessment shapes every later decision, from pricing to daily operations.

02Preparation

We prepare the property so the listing works everywhere it appears: photography, descriptions, house rules, cleaning standards and a single calendar behind every booking channel. The first guest should arrive to a property that already runs properly.

03Distribution

The listing is distributed through Airbnb, Booking.com and direct bookings. Calendars stay synchronised, presentation and pricing stay consistent across channels, and availability is directed to the channel that serves the property best at any given time.

04Pricing & revenue

Nightly rates are adjusted against demand, season, occupancy, booking lead time and local events. Pricing and occupancy are managed together, because a high rate with no bookings and a full calendar at any price are both poor outcomes.

05Operations

Guest communication, check-in and check-out, cleaning, linen, inspections, maintenance and the small operational situations that simply happen. One system runs it all, so guests know whom to rely on and owners stop fielding calls.

06Reporting

What does professional property management in Czech Republic include?

Full management covers the entire operation of a rental property: pricing and revenue management, distribution through Airbnb, Booking.com and direct bookings, presentation, guest communication, check-in and check-out, cleaning, linen, property inspections, maintenance and the resolution of any damage. All of it is run as one system and reported to the owner regularly. The owner decides on the direction of the cooperation and sees the results, but the day-to-day operations are not their concern.

Do you manage Airbnb listings for owners who live abroad?

Yes, and it is one of the most common situations we handle. When you live abroad, dealing with check-ins, cleaning, maintenance, inspections or unexpected situations remotely is difficult. A local team in Czech Republic keeps all of it running, communicates with guests in the local language and in English, and the owner receives regular reporting and updates about the state of the property.

Can you manage Booking.com as well as Airbnb?

Yes. Booking.com is managed as one distribution channel of the property, alongside Airbnb and direct bookings. We take care of the listing, stay policies, pricing and, above all, calendar synchronisation with the other channels, so that double bookings cannot occur. Distribution then works as a single system rather than as separate listings competing with each other.

How does pricing and revenue management work?

Pricing is not a fixed seasonal calendar. We follow demand, booking lead time, day of the week, current occupancy, events in the area and the competing supply. Revenue management then treats price and occupancy together: in strong periods the rate reflects demand, in weaker periods it helps attract bookings. The goal is neither the highest possible rate nor the highest possible occupancy, but the best overall result for the property.

How does the handover of a property into management work?

We start with a conversation about the property, its location and its current use, and assess its potential. If you decide to proceed, we prepare the handover: presentation, photography, operational standards, booking channels and guest processes. Depending on the condition of the property, we agree what needs to be adjusted before the first guest. The handover proceeds in stages, so you always know what is happening.

How does the owner see the results?

Through regular reporting with the key figures: revenue, bookings, occupancy, average nightly rate, costs and the result. Each number comes with context, so it is clear what influenced the period and where there is room for improvement.
